2. Before falling in love with a house you can't afford, you really want to know what you CAN afford. In this market, houses are moving so fast, financing has to be in place before any offers can be made.
- The type of loan you are approved for, COMPLETELY dictates what homes you can put offers in on also, so knowing this is very important.
3. We meet, answer all questions, go over your wants and needs, make sure we want to work together, then we find homes that match you and go check them out! Once we find the one you love, we get ready to put in an offer.
4. After you pick the house you want, we work together to create the strongest offer for presentation and get your home in contract.
5. Once in contract, we take your earnest money to the Title Company and open your file. -Earnest money is the portion of the down payment delivered to the Title company with the offer as evidence of good faith. This allows Title to get started with their process.
6. Every home, whether new or old, has a possibility of having issues. Home Inspection is cheap preventative measure against costly repairs, such as mold in the attic or water in a crawl space. We will always recommend that you choose the Peace of Mind you get from a home inspection.
7. This is the process after home inspection, where we go to bat for you, to get any issues fixed or any purchase price adjustments/credits to satisfy all parties to move forward.
8. Your lender will hire an independent appraiser to value your property, off of the current market and sold properties in the area. These appraisers work for the lender, not the buyer or seller, to protect the lender's asset.
9.This is the time you make sure your lender has all requested documents etc. and they have reached the appropriate departments for processing. Do not assume they have it all, check in with them, they could waiting on you. Communication is KEY.
10. Regardless if you are moving close or far, you will need to change utilities, maybe schools, so make sure to check out the moving guide and list below you.
11. Typically three days before closing, we will send you your preliminary closing documents. Review these numbers to ensure your down payment and purchase price etc. are correct. We will communicate with you to schedule your official documents signing date/time as soon as Title let's us know, we are good to go. We will meet you for a final property walk through the day/night before funding to make sure it's in good condition, once empty.
12. We meet at Title to sign your official closing documents. Your lender will release the funds, and once the property records with the county-
